Here’s our 5 step process to landlord happiness;
Step 1: Make your property look its best
Remember, just because someone is renting rather than buying doesn’t mean they won’t want the same feeling of the property being a suitable ‘home’ as if they were buying it. We often find that for tenants the first few minutes are all important, this is when they’ll decide if it ‘feels right’.
This means that making your property look its best could be the difference between a quick rental and a long slog with an empty house or flat on the market.
Here are our top tips to preparing your house for rental:
Think like a tenant – don’t overlook flaws just because you don’t mind them or you’re used to them, when your house is one of many a tenant is viewing those little niggles might just be enough to sway the decision between two similar propertiesWe know the most important thing when letting out your property is to make sure it’s always let and is achieving the highest price possible. There’s a fine balancing act to valuing your property: too high and the property may well lie empty, too low and you’ll let it quickly but perhaps not be getting the maximum return from your investment.
We know the local market well and we have a very sound understanding of the rental market so we’ll give you a reasonable and realistic valuation. It’s a point of pride for us that we’ll never inflate a valuation to get your business. We find, in the end, this approach helps neither us nor you.

Step 3: Let eddisonwhite find your tenants
We frequently find we have more tenants looking for property than we have property to show them which means we’re pretty confident we can get you the right tenant for your property quickly. At the beginning of the process we’ll sit down with you to ascertain the type of tenant you want in your home and then consult our database for suitable candidates; kind of like a dating agency but without the name badges…
Step 4: Get the paperwork done
There is a lot of legislation surrounding the letting of property. We can take care of everything on your behalf from writing up tenancy agreements, professional referencing & credit checks to compiling the obligatory and very necessary inventory.
Also, all properties must have an up to date Energy Performance Certificate (EPC) by law. These provide energy performance ratings for a home. The ratings range from A to G, where A is very efficient and G is least efficient. These help pinpoint areas that might be improved to assist with energy conservation and can help reduce excess carbon emissions.
All landlords must also be in possession of an up to date gas certificate statement – inspections can be carried out by any CORGI registered gas engineer.

Step 5: Taking a deposit and moving in
The final, and for both parties, most welcome part of the process. We will take a deposit usually one and a half months and hold it in trust on your behalf as well as the first month’s rent and then release the keys to the tenant.
One final point to note: all rental income is subject to UK taxation by The Inland Revenue, irrespective of the Landlord's residential status.
As agents we are obliged to deduct tax at source for Landlords non-resident in the UK, unless exempted by The Inland Revenue.
