It’s our job to help you find the perfect place and the only way we can do that is to spend time together at the beginning of the search understanding exactly what you need, and perhaps more importantly, what you want. We know a lot about the rental market and the value of property in the area so we can give you a good indication of what type of property your budget will get you.
For many tenants we know this may be the first time you’ve gone through the process. You can rest easy when you rent through us; there isn’t much we don’t know about the process. From Tenancy Deposit Schemes to your legal rights as a tenant, it can be a complicated business. We’ll talk you through all the things you need to know and be on hand to offer help whenever it is needed.
To put your mind at ease, we’ve pulled together this little list of things to think about at every stage of the process. We hope it helps:
Step 1: Decide what you want and what you don’t want
It’s always better to start with an open mind when it comes to choosing the property you want to rent. Depending on how quickly you want to move in, you have to bear in mind we can only show you what’s on the market.
We’d recommend drawing up two lists: one compiled of all the things you need, and one of all the things you want. This will give us both good criteria to use when viewing properties. Naturally, we hope we can put big shiny ticks all over both lists but what this process does do is help include an element of practicality – it’s not the first time we’ve seen a tenant fall in love with a property that bears absolutely no likeness to the things they told us they categorically needed. Hey, we’re not going to stop you falling in love with a property but we do like to be the voice of reason every now and again.
Well pull together a list of property we think is right for you and, sort out a time to go through them all on paper and the web. This gives us a shortlist of places to visit.

Step 3: Look around the places you like
Armed with your newly minted ‘need and want’ list we’ll arrange to see as many of the shortlisted properties in one go so you can move quickly and easily compare the attributes of each one. Hopefully, together, we’ll find the ideal place.
Once you’ve found the right place we go about getting all the paperwork in place. The landlord will want to check references both in terms of your character and your income. Don’t panic! It’s standard practice. You’ve got to remember their trusting you with their property it’s only natural that they’ll want to know a bit more about you in advance.
Step 5: Sign the tenancy agreement
Before you can move in, there’s the important matter of the tenancy agreement to sign. It’s crucial that you know what you’re agreeing to. We’ll take you though each bit and explain what it means so you feel comfortable
I’m afraid your pretty much on your own here – carting boxes goes beyond what even we’re prepared to do. On the day the tenancy is scheduled to begin we’ll be authorised to release the keys so you can get on with the important job of making it feel like home as quickly as possible.
